Scope: | Heritage Development, built in 1974, is comprised of 276 efficiency, one- and two-bedroom apartments for elderly and disabled residents, and 20 family townhouses. The scope of work included significant energy upgrades including windows, insulation, and heating system conversion. Also included were major exterior envelope repairs, paving and lighting improvements, common area upgrades, water-saving fixtures, new fire protection systems, and new accessible units. |
CHRIS’S PROJECT NOTES
“Heritage Development required the complete removal and replacement of the brick façade, windows, exterior door systems, sheathing and insulation on three mid-rise fully occupied buildings. The exterior work alone required detailed coordination of ten Subcontractors performing their respective parts of the work while ensuring that the buildings remained weather tight for the residents.
One of the main objectives of the project was to provide major energy upgrades and other improvements to the units which required daily coordination between our construction team and the owner’s management team. The scope of work required the removal and replacement of the existing insulation at the exterior walls of the low rise buildings (78 units).
This required cutting 12” horizontal slots thru the sheetrock in the interior of the units at all the exterior walls to remove the existing insulation. These areas required abatement due to asbestos in the compound. The work had to be done in a timely manner so that tenants had access to their units at the end of each day. The Heritage project was completed two months early and to a high standard of workmanship.
The project is a great example of a logistically difficult public bid project that is a success because the entire construction team worked together to manage the project effectively. The Bilt-Rite team also exceeded the owner goals in both minority workforce and minority subcontractor participation on the project.”
